Spanning 33 acres, Kharadi IT Park is Pune’s new economic landmark. This Grade-A SEZ(Special Economic Zone) offers 3 million square feet of office space. It provides high-performance infrastructure and a future-ready workplace ecosystem. This evolution strengthens the city’s status as a global tech leader.

As the design engineering partner, Assystem in India served as the architect of the project’s structural integrity.

The project scope includes:

  • Comprehensive structural design of all buildings, canopies, and pedestrian bridges.
  • Meticulous Bill of Quantities (BOQ) preparation.
  • Periodic supervision.
  • Ensuring the complex meets the highest global standards for precision and safety.

The Assystem Advantage: Engineering Excellence in Action

Beyond the technical design, Assystem’s strategic oversight turned complex engineering challenges into clear advantages for the client:

  • Faster Project Delivery: A deep understanding of requirements from day one minimized coordination gaps, streamlining the process and significantly reducing the overall time to completion.
  • Safety & Compliance: Expert knowledge of building codes ensured the project met the highest global safety standards and remained in full compliance throughout every stage.
  • Creative Design Solutions: The team replaced bulky concrete corner walls with sleek X-shaped steel bracing. This provided essential earthquake protection while maintaining the “open corner” look the architects desired.
  • Increased Efficiency: Strategically placing lift cores to maximize their natural strength resulted in reduced amount of steel and concrete, making the build smarter and more sustainable.

 A Blueprint for Natural Sustainability

The Kharadi IT campus uses biophilic design. This philosophy weaves nature into the built environment to boost well-being and productivity. By using landscaping that responds to the ecosystem, the project creates a “breathing” workspace rather than just an attractive one.

The buildings are designed to meet high sustainability benchmarks. They target LEED Gold and Platinum certifications. The project emphasises energy efficiency, water conservation, responsible material use, and better indoor air quality.

Structural Innovation & Direct Impact

By using an ideal grid size and an efficient framing system, the project saved significant materials. The team used innovative resources to provide clear environmental benefits:

  • 25% reduction in cement use: Achieved by using GGBS, fly ash, and micro-silica. This led to an estimated 20–25% cut in the carbon emissions linked to concrete.
  • 5–10% saving in reinforcement steel: Achieved through the use of mechanical couplers.
  • 21% reduction in steel reinforcement: Achieved by adopting post-tensioned (PT) systems.
  • 18–22% lower structural carbon: Overall innovations reduced the building’s carbon footprint compared to conventional concrete construction.

A Testament to National Ambition

As India works toward Net Zero targets, this project serves as a clear template for the construction industry. It proves that large-scale commercial hubs can coexist with a significant reduction in carbon levels.

As responsible corporate citizens, Assystem is committed to supporting India’s economic growth through climate-responsive design and engineering.
